If you’d seen this harbour-side house before its renovation, you’d scarcely believe it is the same place. That’s because the exceptional renovation of the 1960s property has resulted in something quite special – inside and out. With its prime position on Tauranga Harbour, it made perfect sense to reconfigure the house so as many rooms as possible could enjoy the outstanding views. 

The renovation didn’t require a whole lot of extra area to achieve the goal, however. The new house covers 258sqm, just 3sqm more than the original floor plan. The design is just smarter and has been created to capture widespread vistas of the water, plus Matakana Island, Mount Maunganui and Mauao in the distance. Looking out from the inside is remarkably beautiful, but the opposite is also true. 

Dark bevel-back weatherboards with white trim and brick-veneer features have modernised the exterior so it looks sharp, without appearing out of place in its established neighbourhood. The revamped alfresco living leaves nothing to chance – if you’re on the deck or portico, you can’t help but enjoy what nature has on offer. With attention to detail and quality craftsmanship this is an award winning home which our clients love.

Design Focus

  • To create an exterior of a time honoured home. One of creosoted weather boards and white joinery
  • Make the most of the 180+ degree views over the Tauranga Harbour to the City and Mount Maunganui in the east, to the Kaimais and Coromandel in the West
  • Retain and improve the access via the new front deck steps which lead to harbour edge below
  • Change the dining room ceiling from flat to slopping. This created a volume space, defining it from the kitchen
  • Extend this ceiling outwards to enhance the alfresco
  • Creating a larger kitchen/scullery/laundry by sacrificing a minor bedroom brings modern living together. The laundry was previously in the garage.

We were lucky enough to receive several House of Year awards for this beautiful home. Achieving a Gold award and Category Winner at the regional Bay of Plenty House of the Year awards. Then being selected in the Top 100 nationally, this is something we are very proud of. We always strive for quality craftsmanship in every home we complete and communicate this as our core value at Fairbairn Builders, Renovation Builders Tauranga. 

How the Scoring Works Each property is judged against a scorecard of 2000 points (1300 Workmanship and 700 Design, Style and Functionality).  Properties are then awarded either Gold, Silver, Bronze or no award.

Overwall Slider

Not having been involved with an overwall slider before we were very keen to get this in correctly

A fair bit of thought was needed to get this traveling right, and along the way we asked the engineer to modify the supports to suit our style of “over engineering” things so they never fail for our clients. 

We take our intention of putting in more screws, nails, and glue on what ever we touch as building to the minimum standard is being short sighted in our view. This means we look at everything and try to ‘bulletproof where we are allowed’.
