If you’d seen this harbour-side house before its renovation, you’d scarcely believe it is the same place. That’s because the exceptional renovation of the 1960s property has resulted in something quite special – inside and out. With its prime position on Tauranga Harbour, it made perfect sense to reconfigure the house so as many rooms as possible could enjoy the outstanding views. The renovation didn’t require a whole lot of extra area to achieve the goal, however. The new house covers 257.78sqm, just 2.96sqm more than the original floor plan. The design is just smarter and has been created to capture widespread vistas of the water, plus Matakana Island, Mount Maunganui and Mauao in the distance. 

Looking out from the inside is remarkably beautiful, but the opposite is also true. Dark bevel-back weatherboards with white trim and brick-veneer features have modernised the exterior so it looks sharp, without appearing out of place in its established neighbourhood. The revamped alfresco living leaves nothing to chance – if you’re on the deck or portico, you can’t help but enjoy what nature has on offer. 

The Build Brief

When Robin and Christina engaged us to undertake the renovation at Ranui Street, we talked about what the purpose of the renovation was, the outside of the house being tired and in need of a spruce up. Robin had a vision and this was focused around the view toward the Tauranga harbor, the ocean side of the property, while maximizing the houses position to its full potential. 

The front of the house needed some serious changes to make it look modern and at the same time the home needed an outdoor covered living area that did justice to the property. The garage configuration needed changing to tackle the tight drive way and the entry needed to be a welcoming area that pulled you into the house. The shape of the house and proximity to the boundary had its challenges and it is not until you walk into the home, see the view, walk outside onto the grass out the front that you really appreciate what it has to offer. 

We feel the renovations completed on this home have achieved all of the briefed requirements and more. We can’t say this was an easy renovation – it had its challenges. The existing home had been poorly built and poorly renovated in the past, and as this was a winter build without shrink wrap, we were super exposed to the northerly and westerly over the duration. 

We reused the existing skirting and architrave as requested by the home owner, this was a very hard process to get looking like new but we think it looks great and it was a nice feeling to be reusing some of the old house were we could.
